RESIDENTIAL CLEANING SERVICES

ARTICLE I
GENERAL PROVISIONS
Section 1. Purpose
This Schedule A establishes the service-specific terms, conditions, responsibilities, limitations, and procedures governing Residential Cleaning Services provided by Radiant Residences.
This Schedule supplements the Radiant Residences Master Terms of Service ("Master Terms") and applies only to Residential Cleaning Services identified in the Approved Estimate.
Except as expressly modified by this Schedule, all provisions of the Master Terms remain in full force and effect.
Section 2. Relationship to the Master Terms
This Schedule shall be interpreted together with the Master Terms.
If a conflict exists between this Schedule and the Master Terms regarding a matter unique to Residential Cleaning Services, this Schedule controls only with respect to that service-specific matter.
All other matters remain governed by the Master Terms.
Section 3. Residential Cleaning Services
Residential Cleaning Services may include, without limitation, one-time cleaning, recurring cleaning, deep cleaning, move-in cleaning, move-out cleaning, seasonal cleaning, post-construction cleaning, vacant home cleaning, occupied home cleaning, and other residential cleaning services identified in the Approved Estimate.
Only the Services specifically identified in the Approved Estimate are included.
No service, task, room, appliance, fixture, or add-on is included unless expressly stated in the Approved Estimate or subsequently authorized through an approved Change Order.
Section 4. Standard of Service
Radiant Residences performs Residential Cleaning Services using commercially reasonable methods, professional judgment, and generally accepted residential cleaning practices.
Cleaning requirements vary depending upon the condition of the Property, the level of buildup, available time, accessibility, safety considerations, and the Services purchased.
Unless expressly stated otherwise in the Approved Estimate, Residential Cleaning Services are maintenance and detail-oriented cleaning services and are not restoration, remediation, repair, construction, restoration contracting, mold remediation, biohazard cleaning, pest control, or environmental abatement services.
Section 5. Initial, Deep, and Recurring Services
Initial cleanings, deep cleanings, and first-time appointments generally require substantially more labor than recurring maintenance services.
Recurring appointments are intended to maintain the condition established during previous cleanings and assume that the Property continues to receive reasonably consistent service.
If a recurring Property has materially deteriorated due to missed appointments, extended service intervals, construction activity, tenant turnover, unusual accumulation, or other changed conditions, Radiant Residences may recommend a Deep Cleaning, revise the Approved Estimate, prepare a Change Order, or adjust pricing before continuing recurring Services.
ARTICLE II
SCOPE OF RESIDENTIAL CLEANING SERVICES
Section 6. Services Included
Residential Cleaning Services include only the cleaning tasks expressly identified in the Approved Estimate.
Unless otherwise stated, Services are performed using the Company's standard residential cleaning procedures and may include kitchens, bathrooms, bedrooms, living areas, hallways, laundry rooms, and other accessible interior living spaces identified in the Approved Estimate.
Any task not specifically included in the Approved Estimate is excluded unless subsequently authorized.
Section 7. Standard Cleaning
Standard Cleaning is intended to maintain a reasonably clean home through routine residential cleaning.
Unless otherwise identified in the Approved Estimate, Standard Cleaning generally includes tasks such as cleaning accessible surfaces, dusting, vacuuming, mopping, kitchen cleaning, bathroom cleaning, trash removal, and other routine maintenance cleaning customarily associated with recurring residential cleaning services. The specific Services performed during any appointment remain governed by the Approved Estimate.
Section 8. Deep Cleaning
Deep Cleaning is designed to address heavier soil accumulation, buildup, neglected maintenance, and areas requiring additional labor beyond Standard Cleaning.
Because every Property differs, the specific Deep Cleaning tasks performed are governed by the Approved Estimate rather than a standardized checklist.
Deep Cleaning does not constitute restoration or guarantee removal of every stain, discoloration, odor, buildup, or permanent condition.
Section 9. Move-In and Move-Out Cleaning
Move-In and Move-Out Cleaning is intended to prepare a vacant residence for occupancy or turnover.
Unless otherwise stated in the Approved Estimate, these Services do not include:
- hauling or disposal of personal property;
- construction debris removal;
- paint removal;
- adhesive removal;
- drywall repair;
- carpet cleaning;
- pest remediation;
- mold remediation;
- hazardous material cleanup; or
- restoration of damaged surfaces.
The Client remains responsible for ensuring utilities are available and that the Property is reasonably ready for cleaning before the appointment.
Section 10. Add-On Services
Additional Services may be requested before or during the appointment, subject to scheduling, staffing, equipment availability, and operational considerations.
Examples may include:
- inside refrigerator cleaning;
- inside oven cleaning;
- interior cabinet cleaning;
- bed linen changes;
- laundry services;
- organization services;
- interior window cleaning;
- or other specialty Services offered by Radiant Residences.
Add-On Services are performed only when included in the Approved Estimate or approved through a Change Order.
Section 11. Services Not Included
Unless specifically included in the Approved Estimate, Residential Cleaning Services do not include:
- lifting or moving unusually heavy furniture or appliances;
- cleaning inaccessible areas;
- climbing beyond safe ladder heights;
- repairing damaged items;
- plumbing or electrical work;
- mold testing or remediation;
- biohazard cleanup;
- pest or insect removal;
- exterior pressure washing;
- exterior window cleaning governed by Schedule B;
- carpet or upholstery extraction;
- hazardous waste removal;
- bodily fluids;
- hoarding remediation;
- crime scene cleanup;
- fire or smoke restoration;
- flood remediation; or
- any service requiring licensing, certification, or equipment beyond the ordinary scope of residential cleaning.

Requests for excluded Services may be declined or referred to another qualified service provider.
Section 12. Work Sequence and Methods
Radiant Residences determines the order in which work is performed, the cleaning methods used, the equipment employed, the products applied, and the personnel assigned to complete the Services.
Employees may adjust cleaning methods based upon the condition of the Property, safety considerations, manufacturer recommendations, and professional judgment.
Unless specifically requested and approved, Services are not performed according to a room-by-room checklist but according to the Company's established operational procedures designed to produce the best overall results.
Section 13. Reasonable Access
Only reasonably accessible areas can be cleaned.
Radiant Residences is not required to clean areas that cannot be safely reached, require excessive disassembly, require moving unusually heavy furnishings or appliances, or present an unreasonable safety risk.
Areas omitted because they are inaccessible shall not be considered incomplete Services.
Section 14. Client-Supplied Products or Equipment
Radiant Residences normally supplies its own professional-grade cleaning products, equipment, and tools.
If the Client requests that specific products or equipment be used, the Company may, in its sole discretion, agree to do so.
Radiant Residences makes no warranty regarding the effectiveness, compatibility, or safety of products or equipment supplied or requested by the Client and shall not be responsible for damage or unsatisfactory results resulting from their use unless caused by the Company's gross negligence or willful misconduct.
ARTICLE III
PROPERTY PREPARATION AND CLIENT RESPONSIBILITIES
Section 15. Preparing the Property
The Client shall make reasonable efforts to prepare the Property before the scheduled appointment so Radiant Residences can efficiently perform the Services.
Reasonable preparation may include:
- removing excessive clutter from floors, countertops, furniture, and work surfaces;
- placing personal belongings in their intended locations;
- securing cash, jewelry, firearms, medications, collectibles, and other valuables;
- providing clear access to approved work areas; and
- identifying any item requiring special handling.
Preparation requirements vary depending upon the condition of the Property and the Services being performed.
Section 16. Excessive Clutter
Residential Cleaning Services are not organizational or decluttering services unless expressly included in the Approved Estimate.
Where excessive clutter prevents reasonable access to a work area, Radiant Residences may:
- clean only accessible areas;
- omit obstructed areas;
- recommend Organization Services, if offered;
- revise the Approved Estimate;
- prepare a Change Order; or
- reschedule the appointment after the Property has been adequately prepared.
Additional labor required because of excessive clutter may result in additional charges.
Section 17. Dishes, Laundry, and Household Items
Unless expressly included in the Approved Estimate, Residential Cleaning Services do not include washing dishes, putting away dishes, washing laundry, folding laundry, organizing household items, or returning personal belongings to designated locations.
If dishes, laundry, toys, paperwork, clothing, or other personal items prevent reasonable access to surfaces scheduled for cleaning, Radiant Residences may clean around those items without moving them.
If bed linen changes are included in the Approved Estimate, the Client shall provide clean linens before the appointment. Employees will not determine whether linens are clean or suitable for use.
Section 18. Valuables and Fragile Items
The Client is responsible for securing or removing cash, jewelry, collectibles, heirlooms, artwork, antiques, firearms, medications, sensitive documents, irreplaceable items, and other property of exceptional monetary or sentimental value before the appointment.
While Radiant Residences exercises reasonable care, the Company recommends that such items be removed from work areas whenever reasonably possible.
The Client shall identify any item requiring special handling before Services begin.
Employees are not responsible for determining the value, authenticity, or replacement cost of the Client's personal property.
Section 19. Fragile, Delicate, and Pre-Existing Conditions
Certain decorative items, unstable furniture, loose fixtures, improperly secured artwork, aging materials, oxidized finishes, previously repaired items, and delicate household surfaces may present an increased risk during ordinary cleaning.
Radiant Residences may decline to clean, move, or handle any item that an employee reasonably believes presents an unreasonable risk of damage.
Radiant Residences is not responsible for damage resulting from hidden defects, improper installation, normal deterioration, pre-existing instability, manufacturer defects, or ordinary handling of items that were not reasonably capable of withstanding routine residential cleaning.
Cleaning may reveal conditions that were previously concealed by dust, dirt, grease, soap residue, hard water deposits, oxidation, discoloration, or other buildup. The discovery of a pre-existing condition following cleaning does not establish that Radiant Residences caused the condition.
Employees may decline to clean or handle items that, in the Company's reasonable judgment, present an unreasonable risk of damage during ordinary residential cleaning.
Section 20. Furniture and Heavy Items
Unless otherwise agreed in writing, employees will not move unusually heavy furniture, large appliances, entertainment systems, exercise equipment, aquariums, pianos, safes, or other items that could create a safety risk or damage the Property.
Employees may move lightweight furniture and household items as reasonably necessary to perform the Services and will make reasonable efforts to return them to their original location.
Employees are not required to move furniture or furnishings where doing so could reasonably damage flooring, walls, furnishings, or other Property.
Radiant Residences is not responsible for areas that cannot be cleaned because access is obstructed by furniture or other items that cannot be safely moved.
Section 21. Personal Property
Radiant Residences is not responsible for sorting, organizing, identifying ownership of, or making decisions regarding the Client's personal property unless Organization Services have been expressly included in the Approved Estimate.
Employees will not intentionally discard personal belongings unless the Client has clearly identified specific items for disposal.
If the status of an item is uncertain, employees may leave the item in place or relocate it to a reasonably visible location rather than risk accidental disposal.
Section 22. Children, Occupants, and Other Service Providers
To promote a safe and efficient work environment, the Client should make reasonable efforts to minimize interruptions caused by occupants, guests, contractors, movers, maintenance personnel, or other individuals working within the same areas being cleaned.
Radiant Residences may adjust the order of work, omit inaccessible areas, or temporarily suspend portions of the Services when occupancy materially interferes with the Company's ability to safely and efficiently perform the Services.
Section 23. Pets
The Client remains responsible for all animals located at the Property.
Pets that may interfere with the Services or present a safety concern should be appropriately secured before and during the appointment.
Radiant Residences is not responsible for delays, incomplete Services, or additional labor resulting from animals that prevent employees from safely accessing work areas.
Radiant Residences is not responsible for animals that escape due to defective fencing, gates, doors, enclosures, or inaccurate instructions provided by the Client.
Section 24. Temperature and Working Environment
The Client shall maintain a reasonably safe and comfortable working environment during the scheduled appointment.
When interior temperatures are unreasonably warm or otherwise create conditions that may affect employee safety, productivity, or the quality of the Services, Radiant Residences may temporarily adjust the interior temperature of the Property, including operating the air conditioning system and setting the thermostat to approximately seventy-eight degrees (78°F), or to another temperature the Company reasonably determines is necessary to maintain safe and productive working conditions, for the duration of the Services.
Upon completion of the Services, employees will make reasonable efforts to return the thermostat to its original setting unless otherwise instructed by the Client.
If safe working conditions cannot be maintained because climate control is unavailable, inoperable, intentionally restricted, or environmental conditions otherwise present an unreasonable risk to employees, Radiant Residences may suspend, modify, discontinue, or reschedule the Services. Additional labor, waiting time, return visits, or rescheduling resulting from such conditions may result in additional charges as permitted under the Master Terms.
Section 25. Access During the Appointment
The Client is not required to remain present during the appointment unless otherwise agreed.
If the Client chooses to remain at the Property, the Company requests that employees be allowed to perform the Services without unnecessary interruption or supervision that materially alters the Approved Estimate.
Questions regarding the Services, requests for additional work, or changes to the scope of the Approved Estimate should be communicated to the Company or the crew leader so they may be properly evaluated and, when appropriate, documented through an approved Change Order.
ARTICLE IV
CLEANING RESULTS AND SERVICE LIMITATIONS
Section 26. General Cleaning Expectations
Residential Cleaning Services are intended to improve the overall cleanliness, appearance, and maintenance of the Property using commercially reasonable cleaning methods and products.
Because every Property differs in age, condition, construction, maintenance history, materials, and environmental exposure, cleaning results will vary.
Radiant Residences performs Services using professional judgment and industry-accepted residential cleaning practices but does not guarantee identical results between Properties or appointments.
Section 27. Conditions That Cannot Be Corrected Through Cleaning
Cleaning cannot repair or reverse damage caused by age, wear, deterioration, neglect, improper maintenance, misuse, manufacturer defects, environmental exposure, or previous repairs.
Residential Cleaning Services are not intended to restore or correct:
- permanent staining;
- discoloration;
- etching;
- scratched surfaces;
- faded finishes;
- chipped materials;
- rust damage;
- hard water etching;
- mineral damage;
- mold staining;
- smoke damage;
- paint damage;
- damaged caulking or grout;
- deteriorated sealants;
- oxidation;
- warped materials; or
- other permanent conditions that cannot reasonably be corrected through routine residential cleaning.
Section 28. Stains, Buildup, and Difficult Conditions
Radiant Residences will make commercially reasonable efforts to improve these conditions but does not guarantee complete removal.
Employees may discontinue or limit cleaning efforts when additional cleaning could reasonably damage the affected surface or produce diminishing results.
Section 29. Recurring Maintenance Services
Recurring Residential Cleaning Services are intended to maintain the condition established through prior appointments.
If the Property has materially deteriorated because of missed appointments, extended service intervals, unusual occupancy, construction activity, tenant turnover, excessive accumulation, or other changed conditions, Radiant Residences may recommend a Deep Cleaning, revise the Approved Estimate, or prepare a Change Order before continuing the Services.
Section 30. Areas Requiring Additional Time
Some areas of the Property may require substantially more labor because of excessive buildup, pet hair, grease accumulation, soap residue, mineral deposits, neglected maintenance, or similar conditions.
Employees may prioritize completion of the Services included within the Approved Estimate based upon the available appointment time and may recommend additional Services or a future appointment when conditions require substantially more labor than originally anticipated.
Section 31. Odors
Residential Cleaning Services improve cleanliness but do not guarantee the elimination of odors.
Persistent odors may originate from carpeting, upholstery, HVAC systems, plumbing, pets, smoke, mold, mildew, subflooring, wall cavities, previous occupants, or other sources outside the scope of Residential Cleaning Services.
Section 32. Mold, Mildew, and Biological Contamination
Radiant Residences does not perform mold remediation, biohazard remediation, sewage cleanup, hazardous material cleanup, pest remediation, or environmental remediation unless expressly stated in a separate written agreement.
If employees encounter conditions they reasonably believe present a health or safety risk, the Company may suspend or discontinue the Services until the condition has been appropriately addressed.
Section 33. Client Inspection and Service Concerns
The Client should inspect the completed Services within a reasonable time after completion.
Questions or concerns regarding the quality or completeness of the Services should be reported in accordance with the Satisfaction Guarantee and related provisions contained in the Master Terms.
When appropriate, Radiant Residences may inspect the reported concern and, at its sole discretion, provide any remedy available under the Master Terms.
Section 34. Normal Variations in Cleaning
Reasonable variations in cleaning results may occur due to:
- differences in surface materials;
- prior maintenance;
- environmental conditions;
- lighting;
- drying time;
- humidity;
- occupancy;
- product compatibility; or
- other factors outside the Company's reasonable control.
Such variations do not, by themselves, establish that the Services were performed improperly.
ARTICLE V
ADDITIONAL SERVICE POLICIES
Section 35. Recurring Service Scheduling
Recurring Residential Cleaning Services are scheduled subject to the frequency identified in the Approved Estimate or recurring service agreement.
Radiant Residences will make commercially reasonable efforts to maintain the Client's preferred day, crew, and arrival window. However, scheduling may reasonably vary due to holidays, employee availability, weather, operational needs, emergencies, or other circumstances beyond the Company's reasonable control.
The Company does not guarantee assignment of any particular employee or crew.
The Company may assign different employees whenever reasonably necessary while continuing to maintain its quality standards.
Section 36. Entry During Client Absence
Residential Cleaning Services are frequently performed while the Client is away from the Property.
The Client remains responsible for providing lawful access to the Property through keys, lockboxes, access codes, garage access, smart locks, or other approved methods.
The Client authorizes Radiant Residences to enter the Property using the access method provided solely for the purpose of performing the approved Services.
Employees will make reasonable efforts to secure the Property upon departure using the same method of access provided by the Client.
Section 37. Supplies and Equipment
Unless otherwise agreed in writing, Radiant Residences will furnish the cleaning products, equipment, and tools necessary to perform the approved Residential Cleaning Services.
The Company may use different products or equipment during different appointments based upon the surfaces being cleaned, product availability, manufacturer recommendations, safety considerations, or improvements in cleaning methods and technology.
The Company reserves the right to substitute comparable professional products or equipment whenever reasonably necessary.
Section 38. Product Selection and Surface Compatibility
Radiant Residences selects cleaning products based upon generally accepted residential cleaning practices, manufacturer guidance when reasonably available, and professional judgment.
The Client is responsible for informing the Company before the appointment of any specialty surfaces, recently refinished materials, natural stone requiring specialized care, manufacturer restrictions, or other conditions requiring modified cleaning procedures.
Radiant Residences is not responsible for damage resulting from undisclosed surface conditions, improper installation, defective materials, previous repairs, manufacturer defects, or cleaning restrictions that were not reasonably disclosed before the Services were performed.
Section 39. Employee Safety
Radiant Residences will not require its employees to perform work that, in the reasonable judgment of the Company, presents an unnecessary risk of injury or property damage.
Employees may decline to:
- climb beyond approved ladder heights;
- use unsafe or damaged ladders supplied by the Client;
- access unsafe attics, roofs, crawl spaces, or elevated areas;
- lift unsafe weights;
- work around unsecured or aggressive animals;
- work in areas affected by structural instability, exposed electrical hazards, hazardous materials, or other unsafe conditions;
- use damaged equipment supplied by the Client;
- perform work requiring licenses or certifications outside the scope of Residential Cleaning Services; or
- perform any task that cannot be completed using reasonable residential cleaning practices.
If any portion of the Services cannot be safely completed, Radiant Residences may omit that work, recommend an alternative solution, suspend the affected work, or reschedule the affected Services.
Section 40. Governing Agreement
This Schedule forms part of the Radiant Residences Master Terms of Service and shall be interpreted together with the Master Terms.
Except where this Schedule expressly modifies a matter unique to Residential Cleaning Services, all rights, obligations, limitations, remedies, and legal provisions remain governed by the Master Terms.
