WINDOW CLEANING SERVICES

ARTICLE I
GENERAL PROVISIONS
Section 1. Purpose
This Schedule B establishes the service-specific terms, conditions, responsibilities, limitations, and operational procedures governing Window Cleaning Services provided by Radiant Residences.
This Schedule supplements the Radiant Residences Master Terms of Service ("Master Terms") and applies exclusively to Window Cleaning Services identified in the Approved Estimate.
Except as expressly modified herein, all provisions of the Master Terms remain in full force and effect.
Section 2. Relationship to the Master Terms
This Schedule shall be interpreted together with the Master Terms as one integrated agreement.
If a conflict exists between this Schedule and the Master Terms regarding a matter unique to Window Cleaning Services, this Schedule governs only that service-specific matter. In all other respects, the Master Terms control.
Section 3. Window Cleaning Services
Window Cleaning Services may include, without limitation, one or more of the following:
- Interior window cleaning
- Exterior window cleaning
- Complete window cleaning
- Screen cleaning
- Track cleaning
- Sill cleaning
- French pane cleaning
- Sliding glass door cleaning
- Hard water stain treatment
- Glass restoration services
- Post-construction window cleaning
- Storm window cleaning
- Skylight cleaning
- Mirror cleaning
- Solar panel cleaning, where offered
- Other window-related services identified in the Approved Estimate
Only those Services specifically identified in the Approved Estimate are included.
No service, window, pane, screen, frame, track, sill, restoration service, specialty treatment, or add-on is included unless expressly stated in the Approved Estimate or subsequently approved through a Change Order.
Section 4. Standard of Service
Radiant Residences performs Window Cleaning Services using commercially reasonable care, accepted professional window cleaning practices, industry-standard equipment, trained personnel, and professional judgment.
Cleaning procedures may vary based upon:
- glass condition;
- accessibility;
- construction methods;
- weather;
- environmental contamination;
- manufacturer recommendations;
- employee safety;
- surrounding materials; and
- the Services purchased.
Unless expressly identified otherwise in the Approved Estimate, Window Cleaning Services are maintenance and appearance services intended to improve the cleanliness, clarity, and overall appearance of glass and related window components.
Window Cleaning Services are not intended to repair, replace, restore, manufacture, inspect, certify, engineer, waterproof, reconstruct, or otherwise correct defects in glass, glazing systems, windows, or surrounding building components except to the limited extent expressly included in the Approved Estimate.
Section 5. Initial, Restoration, and Recurring Services
Initial cleanings, neglected properties, post-construction projects, and Properties exhibiting substantial environmental buildup generally require significantly more labor than regularly maintained Properties.
Recurring Window Cleaning Services are intended to preserve previously established conditions rather than restore severely neglected glass.
If recurring service intervals are extended or Property conditions materially change because of construction, wildfire ash, irrigation overspray, coastal exposure, mineral accumulation, weather events, tenant turnover, remodeling, or similar conditions, Radiant Residences may revise pricing, recommend additional Services, prepare a Change Order, or convert the appointment to a restoration service before continuing work.
ARTICLE II
SCOPE OF WINDOW CLEANING SERVICES
Section 6. Services Included
Radiant Residences performs only those Window Cleaning Services identified within the Approved Estimate.
Unless otherwise specified, Services may include cleaning of accessible:
- glass;
- screens;
- tracks;
- sills;
- sliding glass doors;
- French panes; and
- related window components.
Any Service not expressly identified in the Approved Estimate is excluded.
Section 7. Cleaning Methods and Professional Equipment
Radiant Residences furnishes all equipment, tools, purified water systems, cleaning solutions, safety equipment, and restoration materials reasonably necessary to perform the approved Services.
Depending upon the Property and Services purchased, employees may utilize:
- traditional squeegee methods;
- purified water-fed pole systems;
- extension poles;
- ladders;
- detailing brushes;
- professional scrapers;
- new professional-grade scraper blades;
- bronze wool;
- restoration pads;
- non-abrasive polishing products;
- approved abrasive restoration compounds;
- microfiber systems; and
- other commercially accepted professional window cleaning equipment.
Cleaning methods are selected solely by Radiant Residences based upon:
- employee safety;
- manufacturer recommendations;
- accessibility;
- glass condition;
- contamination;
- restoration requirements; and
- accepted industry practices.
The Company may modify cleaning methods whenever professional judgment indicates an alternative procedure is more appropriate.
Section 8. Professional Scraping and Glass Restoration
Where appropriate, Radiant Residences may use professional scrapers, new professional-grade razor blades, bronze wool, restoration pads, polishing compounds, approved abrasives, and other commercially accepted restoration methods to remove debris or improve the appearance of glass.
Employees are trained to perform these procedures using accepted industry practices, including fresh blades, proper lubrication, controlled pressure, clean equipment, and continual observation of the glass throughout the restoration process.
Certain manufacturing defects, fabrication debris, latent glass defects, and construction-related conditions may nevertheless cause glass to scratch or become damaged during otherwise proper professional restoration.
Accordingly, Radiant Residences does not represent or warrant that every glass surface is suitable for scraping or restoration and reserves the sole right to modify, discontinue, or decline any restoration procedure whenever, in its professional judgment, continued work presents an unreasonable likelihood of damage or is unlikely to produce meaningful additional improvement.
No scraping or restoration procedure guarantees the complete removal of contaminants or restoration of the glass to its original manufactured condition.
Section 9. Post-Construction Window Cleaning
Post-construction cleaning frequently involves paint overspray, silicone, stucco residue, adhesives, drywall compound, concrete residue, labels, construction dust, and other contaminants.
Unless specifically identified in the Approved Estimate, Post-Construction Services do not include:
- scratch removal;
- fabrication debris correction;
- glass replacement;
- glazing repair;
- permanent stain removal;
- seal failure repair;
- concrete restoration;
- permanent paint removal;
- hard water restoration; or
- correction of construction defects.
Radiant Residences reserves the right to decline any restoration method that, in its professional judgment, presents an unreasonable likelihood of damaging the glass or surrounding materials.
Section 10. Hard Water, Mineral Deposits, and Glass Restoration
Radiant Residences distinguishes between ordinary Window Cleaning, stain removal, restoration, polishing, and permanent glass damage.
Ordinary Window Cleaning removes normal soil and environmental contaminants.
Hard water treatment is intended to reduce mineral deposits located on the surface of the glass.
Glass restoration may involve specialized procedures intended to improve heavily contaminated glass.
Glass polishing may improve certain cosmetic conditions but cannot reverse permanent damage to the glass.
Permanent mineral etching, chemical damage, corrosion, or irreversible deterioration cannot be corrected through ordinary Window Cleaning and may not be correctable through restoration or polishing.
No restoration service guarantees complete contaminant removal or restoration of the glass to its original manufactured condition.
Section 11. Standard Window Cleaning
Standard Window Cleaning is intended to remove ordinary dirt, dust, pollen, fingerprints, insect debris, light environmental buildup, and similar contaminants from reasonably accessible glass and related window components.
Unless otherwise identified in the Approved Estimate, Standard Window Cleaning generally includes professional cleaning of accessible glass surfaces together with a courtesy wipe of accessible frames and window sills. Courtesy wiping is intended to remove ordinary loose dust and light debris and is not a substitute for detailed frame, track, or sill cleaning unless expressly included in the Approved Estimate.
Unless separately approved, Standard Window Cleaning does not include:
- detailed track cleaning;
- screen washing;
- hard water treatment;
- glass restoration;
- paint or overspray removal;
- adhesive removal;
- silicone removal;
- construction debris removal;
- mineral restoration; or
- polishing services.
Section 12. Add-On and Specialty Services
Additional Services may be requested before, during, or after the scheduled appointment, subject to scheduling, staffing, equipment availability, weather conditions, safety considerations, and operational requirements.
Examples of additional Services include:
- detailed track cleaning;
- screen washing;
- French pane detailing;
- skylight cleaning;
- mirror cleaning;
- solar panel cleaning, where offered;
- storm window cleaning;
- hard water treatment;
- glass restoration;
- specialty glass cleaning; and
- other Services offered by Radiant Residences.
Additional Services are performed only after approval through an updated Approved Estimate or an authorized Change Order.
Section 13. Services Not Included
Unless specifically included within the Approved Estimate, Radiant Residences does not provide:
- glass replacement;
- glazing services;
- seal failure repair;
- window repair;
- screen repair;
- window hardware repair;
- caulking replacement;
- waterproofing;
- pressure washing;
- painting;
- roofing;
- structural repairs;
- engineering services;
- mold remediation;
- hazardous material remediation;
- pest removal;
- permanent stain removal;
- correction of fabrication debris;
- correction of manufacturing defects; or
- any Service outside the ordinary scope of professional Window Cleaning.
Requests for excluded Services may be declined or referred to another qualified service provider.
Section 14. Work Sequence
Radiant Residences determines the sequence in which Services are performed.
Employees may adjust work order, equipment, personnel, cleaning methods, or restoration procedures as conditions require.
The Company is not required to clean windows in any particular order requested by the Client unless specifically agreed in writing before the appointment.
Operational decisions remain within the professional discretion of Radiant Residences.
Section 15. Reasonably Accessible Areas
Radiant Residences performs Services only on windows and related components that can be safely and reasonably accessed using commercially accepted equipment and safe work practices.
The Company is not required to service windows or related components that:
- require unsafe ladder placement;
- require unsafe roof access;
- require removal of permanent building components;
- are obstructed by furnishings, landscaping, construction materials, vehicles, or stored property;
- present electrical hazards;
- present fall hazards;
- are inaccessible due to locked or restricted areas; or
- otherwise present an unreasonable safety risk.
Radiant Residences retains sole discretion to determine whether an area can be safely accessed and whether the requested Services can be performed.
Any window or area omitted because of safety concerns or lack of reasonable accessibility shall not constitute incomplete performance of the Services.
ARTICLE III
PROPERTY PREPARATION AND CLIENT RESPONSIBILITIES
Section 16. Preparing the Property
The Client shall prepare the Property so approved Window Cleaning Services may be safely and efficiently performed.
Reasonable preparation includes, when applicable:
- unlocking gates and access points;
- providing access codes or keys;
- opening interior window coverings, blinds, shutters, or curtains;
- removing decorative items from window sills;
- relocating furniture that restricts reasonable access;
- securing pets;
- identifying fragile windows, damaged screens, specialty coatings, or unusual glass; and
- providing access to water and other utilities required to perform the Services.
Preparation requirements vary depending upon the Property and Services purchased.
Section 17. Obstructed Access
Window Cleaning Services are performed only where employees have safe and reasonable access.
Where access is restricted by furniture, landscaping, stored property, construction materials, vehicles, locked gates, security systems, occupants, or other obstructions, Radiant Residences may:
- clean only accessible areas;
- omit obstructed windows or components;
- revise the Approved Estimate;
- prepare an authorized Change Order;
- reschedule the appointment; or
- discontinue the affected portion of the Services until access is restored.
Additional labor, return visits, delays, or rescheduling resulting from restricted access may result in additional charges as permitted under the Master Terms.
Section 18. Interior Furnishings and Window Coverings
Unless otherwise agreed, the Client remains responsible for opening blinds, plantation shutters, curtains, security bars, or other coverings that prevent reasonable access to interior glass.
Employees may move lightweight furnishings when reasonably necessary and will make reasonable efforts to return them to substantially their original location.
Employees are not required to move:
- pianos;
- safes;
- aquariums;
- large appliances;
- antiques;
- artwork;
- electronics;
- exercise equipment; or
- other unusually heavy or fragile property.
Where safe interior access cannot be obtained, affected windows may be omitted without constituting incomplete performance.
Section 19. Fragile Property and Valuables
The Client remains responsible for securing valuables, collectibles, heirlooms, cash, jewelry, artwork, firearms, medications, confidential documents, fragile decorations, and other irreplaceable property before Services begin.
The Client shall also remove fragile decorative items located on or near windows whenever reasonably possible.
Radiant Residences exercises reasonable care while performing the Services but is not responsible for determining the value or replacement cost of the Client's personal property.
The Client should notify the Company before work begins of any item requiring special handling.
Section 20. Existing Glass Conditions
Radiant Residences performs Services on glass and related components as they exist at the time Services begin.
The Company does not manufacture, install, inspect, certify, repair, or warrant windows, glass products, glazing systems, or related building components.
Glass, frames, screens, tracks, sills, and surrounding materials may contain pre-existing conditions including:
- scratches;
- chips;
- cracks;
- failed insulated glass seals;
- fabrication debris;
- oxidation;
- corrosion;
- mineral etching;
- deteriorated glazing;
- deteriorated caulking;
- construction defects;
- improper installation;
- previous repairs; and
- ordinary age-related deterioration.
Professional Window Cleaning frequently reveals pre-existing conditions that were previously concealed by dirt, oxidation, mineral deposits, environmental contamination, or construction residue.
The discovery or increased visibility of a pre-existing condition following the completion of the Services does not establish that Radiant Residences caused the condition.
Section 21. Screens
Unless otherwise agreed in writing, Radiant Residences may remove and reinstall insect screens as reasonably necessary to perform the approved Services.
Screens naturally deteriorate over time due to age, ultraviolet exposure, weather, ordinary wear, improper installation, prior repairs, manufacturing defects, and other latent conditions. Components that appear intact before removal may fail during normal handling despite the exercise of reasonable care.
Because many screen components cannot be fully inspected while installed, latent deterioration or hidden damage may not become apparent until normal removal or handling begins.
Examples include, without limitation:
- brittle plastic corners;
- weakened or warped frames;
- deteriorated spline;
- torn or weakened mesh;
- loose retaining clips;
- damaged pull tabs;
- cracked frame components;
- bent frames;
- hidden damage;
- previous repairs; and
- ordinary age-related deterioration.
Radiant Residences exercises reasonable care during the removal, cleaning, and reinstallation of screens but is not responsible for failures resulting from pre-existing conditions, latent defects, ordinary deterioration, or components that are no longer reasonably capable of withstanding normal handling.
Where, in the Company's professional judgment, removal presents an unreasonable likelihood of damage, Radiant Residences may clean around the screen, recommend an alternative cleaning method, or decline screen removal.
The Client should identify any custom, unusually fragile, repaired, or otherwise sensitive screens before Services begin.
Section 22. Window Operation
Radiant Residences is not responsible for opening or closing windows that are:
- painted shut;
- improperly installed;
- warped;
- mechanically defective;
- locked;
- swollen due to moisture;
- structurally damaged; or
- otherwise incapable of normal operation.
Employees may decline to operate any window that, in their professional judgment, presents an unreasonable risk of damage to the window, surrounding materials, or employee safety.
Windows that cannot be safely operated may be omitted without constituting incomplete performance.
Section 23. Specialty Glass, Tint, and Protective Coatings
Many residential windows contain factory-applied coatings, aftermarket tint, decorative films, Low-E coatings, security films, privacy films, or other specialty surface treatments.
Radiant Residences performs Services using commercially accepted methods appropriate for the identified surface whenever reasonably known.
The Client remains responsible for informing the Company of any specialty coating or film before Services begin.
Radiant Residences is not responsible for peeling, bubbling, discoloration, adhesive failure, delamination, scratching, or deterioration resulting from:
- age;
- defective products;
- improper installation;
- manufacturer defects;
- previous damage;
- ordinary wear; or
- conditions unrelated to the Company's Services.
Section 24. Landscaping and Exterior Access
The Client shall provide reasonably safe access to all approved exterior windows.
Radiant Residences is not responsible for trimming vegetation, relocating heavy planters, moving outdoor furniture, removing decorative landscaping, or otherwise modifying the Property to obtain access.
The Company may omit or decline Services where safe access is prevented by:
- dense vegetation;
- thorny plants;
- unstable soil;
- decorative rock;
- concealed irrigation components;
- retaining walls;
- steep slopes;
- loose gravel;
- concealed holes;
- standing water;
- unstable ground;
- construction materials;
- exterior storage; or
- similar site conditions.
Radiant Residences retains sole discretion to determine whether exterior conditions permit safe access.
Windows or areas omitted because of unsafe exterior conditions shall not constitute incomplete performance of the Services.
Section 25. Children, Occupants, and Pets
The Client remains responsible for ensuring that children, occupants, guests, contractors, and pets do not interfere with the safe performance of the Services.
Pets should be appropriately secured whenever employees are entering or exiting the Property or working around open windows, gates, doors, ladders, or equipment.
Radiant Residences is not responsible for:
- delays caused by occupants or animals;
- incomplete Services resulting from restricted access;
- injuries resulting from uncontrolled animals;
- animals escaping because of defective fencing, gates, doors, or inaccurate instructions; or
- interruptions created by third-party contractors working simultaneously at the Property.
The Company may temporarily suspend or modify Services whenever occupancy creates an unreasonable safety concern.
Section 26. Weather and Environmental Conditions
Exterior Window Cleaning Services are dependent upon suitable weather and safe working conditions.
Radiant Residences may delay, suspend, modify, discontinue, or reschedule all or part of the Services whenever weather or environmental conditions materially affect employee safety or the quality of the Services.
Examples include:
- rain;
- lightning;
- excessive wind;
- extreme temperatures;
- wildfire smoke;
- poor air quality;
- unsafe roof conditions;
- wet walking surfaces;
- freezing conditions; or
- other hazardous environmental conditions.
Temporary weather delays do not constitute incomplete performance or a breach of the Agreement.
Scheduling changes resulting from weather shall be governed by the applicable provisions of the Master Terms.
Section 27. Client Presence During the Appointment
The Client is not required to remain present during the appointment unless otherwise agreed.
If the Client chooses to remain at the Property, the Client agrees to allow employees to perform the Services without unnecessary interruption or supervision that materially interferes with the Company's normal operating procedures.
Requests for additional work, changes to the scope of Services, or modifications to the Approved Estimate should be directed to the Company or the crew leader so appropriate pricing and authorization may be obtained through a Change Order when required.
ARTICLE IV
CLEANING RESULTS AND SERVICE LIMITATIONS
Section 28. Expected Results
Radiant Residences performs Window Cleaning Services using accepted professional methods intended to improve the appearance, clarity, and cleanliness of glass and related window components.
Cleaning results naturally vary based upon the age of the Property, maintenance history, environmental exposure, glass condition, construction methods, and other factors beyond the Company's reasonable control.
Accordingly, Radiant Residences does not guarantee that every window will achieve identical cosmetic results or be restored to like-new condition.
Radiant Residences guarantees professional workmanship in accordance with the Agreement, not the correction of permanent defects or conditions that cannot reasonably be remedied through professional Window Cleaning.
Section 29. Conditions That Cannot Be Corrected Through Cleaning
Professional Window Cleaning cannot repair or eliminate conditions resulting from:
- permanent mineral etching;
- fabrication debris;
- manufacturing defects;
- failed insulated glass seals;
- scratches;
- chemical staining;
- oxidation;
- corrosion;
- permanent hard water damage;
- glass haze;
- construction defects;
- defective installation;
- deteriorated glazing;
- deteriorated caulking;
- damaged window film;
- warped frames;
- damaged screens; or
- ordinary age-related deterioration.
Such conditions may remain visible following the completion of otherwise properly performed Services.
Section 30. Hard Water, Mineral Deposits, and Restoration Results
Mineral deposits, hard water staining, oxidation, paint overspray, silicone residue, adhesive residue, tree sap, construction debris, and similar contaminants vary significantly in composition, severity, and permanence.
Where the Client purchases hard water treatment or restoration Services, Radiant Residences will utilize commercially reasonable methods intended to improve the appearance of the affected glass.
The Client acknowledges that:
- stain removal differs from restoration;
- restoration differs from polishing;
- polishing differs from repairing damaged glass; and
- permanent etching or irreversible mineral damage cannot be corrected through ordinary Window Cleaning.
Radiant Residences does not guarantee complete contaminant removal or restoration of glass to its original manufactured condition.
The Company may discontinue restoration procedures whenever, in its professional judgment, continued efforts present an unreasonable likelihood of damage or are unlikely to produce meaningful additional improvement.
Section 31. Fabrication Debris and Tempered Glass
Certain tempered, heat-strengthened, and other manufactured glass products may contain fabrication debris, microscopic contaminants, latent manufacturing defects, or other conditions that are not visible before cleaning.
These conditions may cause scratching or other damage during otherwise proper professional Window Cleaning, including the use of commercially accepted restoration methods.
Radiant Residences does not manufacture, install, inspect, certify, or warrant glass products and assumes no responsibility for damage arising from:
- fabrication debris;
- latent manufacturing defects;
- defective tempering;
- glass imperfections;
- pre-existing scratches;
- construction defects; or
- conditions that could not reasonably be detected before Services began.
Where employees reasonably believe fabrication debris or similar conditions may exist, Radiant Residences may modify its cleaning methods, decline scraping, recommend alternative restoration procedures, omit restoration procedures, or discontinue work on the affected glass.
Such decisions are made solely to reduce the likelihood of damage and shall not constitute incomplete performance of the Services.
Section 32. Existing Glass Defects
Cleaning frequently reveals conditions that were previously concealed by dirt, dust, oxidation, mineral deposits, environmental contamination, or construction residue.
These conditions may include:
- scratches;
- chips;
- cracks;
- failed insulated seals;
- internal condensation;
- roller-wave distortion;
- optical distortion;
- glass haze;
- mineral etching;
- oxidation;
- fabrication debris;
- welding spatter;
- glazing defects;
- improper installation; and
- previous repairs.
The appearance or discovery of any pre-existing condition following Window Cleaning does not establish that Radiant Residences caused the condition.
Section 33. Variations in Cleaning Results
Cleaning results naturally vary based upon numerous factors outside the Company's control, including:
- the age of the glass;
- maintenance history;
- environmental exposure;
- mineral content;
- manufacturer tolerances;
- coatings;
- tint;
- lighting conditions;
- viewing angle;
- humidity;
- weather conditions;
- surrounding vegetation;
- water quality; and
- previous maintenance practices.
Accordingly, reasonable variations in appearance between windows, panes, elevations, or appointments do not, by themselves, establish improper workmanship.
Section 34. Client Inspection and Satisfaction
The Client should inspect completed Services within a reasonable time after completion.
If the Client believes any portion of the approved Services was not completed in accordance with this Agreement, the Client shall notify Radiant Residences within the time required by the Satisfaction Guarantee contained in the Master Terms.
Radiant Residences shall have a reasonable opportunity to inspect the reported concern and, when appropriate under the Master Terms, correct any covered workmanship issue before any third party performs corrective work.
The remedies provided in the Master Terms constitute the Client's exclusive remedy for workmanship concerns.
ARTICLE V
ADDITIONAL SERVICE POLICIES
Section 35. Scheduling and Recurring Service
Recurring Window Cleaning Services are scheduled according to the frequency identified in the Approved Estimate or recurring service agreement.
Radiant Residences will make commercially reasonable efforts to maintain preferred scheduling, anticipated arrival windows, and service continuity. Scheduling may nevertheless vary because of:
- weather;
- holidays;
- employee availability;
- operational requirements;
- emergencies;
- workload balancing; or
- circumstances beyond the Company's reasonable control.
Nothing in this Agreement guarantees service on a specific date, at a specific time, or by any particular employee or crew unless expressly agreed in writing by Radiant Residences.
Section 36. Property Access
Window Cleaning Services may be performed while the Client is away from the Property.
The Client remains responsible for providing lawful access through keys, lockboxes, smart locks, garage access, gate codes, alarm instructions, or other approved methods.
The Client authorizes Radiant Residences to enter the Property solely for the purpose of performing the approved Services.
Employees will make reasonable efforts to secure the Property upon departure using the same access method provided by the Client.
Section 37. Roof Access and Elevated Work
Certain Window Cleaning Services require work from ladders, roofs, balconies, elevated patios, or other raised surfaces.
Radiant Residences retains sole discretion to determine whether elevated work can be performed safely.
Employees will not perform work that, in their professional judgment, presents an unreasonable risk to employee safety or property.
Factors that may be considered include, without limitation:
- roof pitch;
- roof condition;
- ladder placement;
- structural stability;
- weather;
- electrical hazards;
- fall hazards;
- surrounding landscaping;
- unstable ground;
- building configuration;
- available fall protection; and
- any other condition affecting employee safety.
If any condition is determined to be unsafe, Radiant Residences may omit the affected work, recommend an alternative cleaning method, reschedule the appointment, or decline that portion of the Services.
The omission of unsafe work shall not constitute incomplete performance of the Agreement.
Section 38. Water Usage and Utilities
Window Cleaning Services may require access to the Property's water supply and, when reasonably necessary, electrical service.
Unless otherwise agreed in writing, the Client shall provide:
- a functioning exterior hose bib or other approved water source;
- adequate water pressure reasonably necessary to perform the Services;
- electricity where required for approved equipment; and
- reasonable access to those utilities throughout the appointment.
Radiant Residences may utilize traditional water-fed methods, purified water systems, deionized water systems, or other commercially accepted cleaning methods depending upon the Services being performed.
If required utilities become unavailable during the appointment, the Company may suspend work, reschedule the appointment, perform only those Services that can reasonably be completed, or prepare a Change Order if additional labor becomes necessary.
Delays or return visits resulting from unavailable utilities may result in additional charges as permitted by the Master Terms.
Section 39. Irrigation Systems
The Client should ensure that irrigation systems, sprinklers, misters, and similar equipment remain off before and during exterior Window Cleaning Services.
Active irrigation systems may:
- contaminate freshly cleaned glass;
- create hard water spotting;
- produce muddy or unstable work areas;
- reduce cleaning effectiveness; or
- create unsafe walking conditions.
Radiant Residences is not responsible for spotting, re-soiling, or diminished results caused by irrigation systems operating after the completion of the Services. The Client is responsible for ensuring that irrigation systems remain disabled for a reasonable period following completion of exterior Window Cleaning Services to avoid immediate spotting or re-soiling.
Section 40. Solar Panels and Specialty Surfaces
Unless specifically included in the Approved Estimate, Window Cleaning Services do not include the cleaning of solar panels or other specialty architectural surfaces.
Where approved, Radiant Residences will utilize commercially accepted cleaning methods appropriate for the surface being cleaned.
Radiant Residences does not guarantee:
- increased solar production;
- manufacturer compliance;
- warranty preservation;
- performance improvements; or
- correction of pre-existing defects.
The Client remains responsible for identifying any manufacturer restrictions applicable to specialty surfaces before Services begin.
Section 41. Limitation of Professional Services
Radiant Residences provides professional Window Cleaning Services only.
The Services do not include engineering, glazing, building inspections, structural evaluations, roofing, waterproofing, construction management, window manufacturing, architectural consulting, professional restoration contracting beyond the Approved Estimate, or other professional services outside the ordinary scope of Window Cleaning.
Any comments or observations made by Radiant Residences or its employees regarding the condition of the Property are provided solely as a courtesy and are not professional inspections, engineering opinions, certifications, warranties, guarantees, or recommendations to repair or replace any component.
The Client remains responsible for obtaining appropriate advice from qualified professionals regarding the condition, repair, replacement, or safety of the Property whenever necessary.
Section 42. Satisfaction Guarantee
Window Cleaning Services are subject to the Satisfaction Guarantee contained in the Master Terms.
If the Client believes a covered workmanship issue exists, the Client shall provide Radiant Residences with notice within the time period specified in the Master Terms and allow the Company a reasonable opportunity to inspect and, where appropriate, correct the reported issue.
The remedies provided in the Master Terms constitute the Client's exclusive remedy for workmanship concerns arising from the Services.
Section 43. Incorporation into the Agreement
This Schedule B is incorporated into and made part of the Radiant Residences Master Terms of Service.
By requesting, scheduling, authorizing, approving, receiving, or paying for Window Cleaning Services, the Client acknowledges that this Schedule governs those Services unless a separate written agreement signed by both parties expressly provides otherwise.
Section 44. Controlling Documents
In the event of any inconsistency between this Schedule and another department-specific schedule, this Schedule shall govern only with respect to Window Cleaning Services.
In all other respects, the Master Terms of Service shall control.
Section 45. Severability
If any provision of this Schedule is determined to be invalid, illegal, or unenforceable under applicable law, the remaining provisions shall remain in full force and effect.
Any provision found unenforceable shall be modified only to the extent necessary to make it enforceable while preserving the original intent of the parties as closely as possible.
Section 46. Amendments
Radiant Residences may amend this Schedule in accordance with the amendment provisions contained in the Master Terms.
The version of this Schedule in effect on the date the Client requests, authorizes, approves, schedules, or receives Window Cleaning Services shall govern those Services unless otherwise required by applicable law or agreed to in a written agreement signed by both parties.
